The floor plan your licence application needs
Why hosts order an STL application floor plan
Council-ready first time
Drawn to match what licensing teams ask for — accurate layout, room names and dimensions, escape route and safety equipment marked — so your application is not bounced back.
Measured on site
We measure the property in person, so the plan reflects the real building — not an old listing sketch or a guess from photos.
Fire-safety details included
Escape routes, smoke and heat alarm positions and other safety details are marked on the plan, ready for the fire-safety part of your application.
Doubles as a marketing plan
The same clean plan works on Airbnb, Booking.com and your listing — many hosts need only one plan for both the licence and the listing.

Frequently Asked Questions
What is an STL floor plan?
STL stands for short-term let. An STL floor plan is a plan prepared for a short-term let licence application: a measured, to-scale drawing of the property showing room names and dimensions, doors and windows, the escape route and the positions of smoke and heat alarms — everything the council asks to see.
What does the council require on the plan?
Licensing teams ask for a clear, to-scale plan showing the layout of the let accommodation with room dimensions, and — as part of the fire-safety information — escape routes and the location of smoke and heat alarms. We follow current Edinburgh and Scottish guidance and update our plans if requirements change.
How is this different from a schematic floor plan?
A schematic plan is a simple 2D layout drawing — ideal for property listings. An STL application plan starts from the same measured drawing but adds the details a licence application needs: escape routes, alarm positions and application-ready formatting. We can supply both from one visit.
Do I need to be at the property during the visit?
It helps for access, but you do not need to stay. The visit takes 30–60 minutes; we only need the rooms that form the let, plus hallways and stairs. Nothing is moved and no mess is made.
I already have a floor plan — can you use it?
Often yes. Send us your existing plan or estate agent listing plan; if it is accurate and to scale, we can add the safety details and reformat it for the application. If dimensions are missing, we will recommend a quick site visit instead.
How fast can I get the plan?
The plan is delivered within 48 hours of the site visit. If your application deadline is close, tell us — priority visits and same-week turnaround are usually possible.
